In April 2025, we’re seeing a more balanced tempo, one that reflects both cautious optimism and strategic movement from buyers, sellers, and investors alike.

Let’s start with the numbers. According to the latest data, the average home value in Florida is $387,464, down 2.5% over the past year. In South Florida, closed sales are down 4.3%, and the median sales price for condos has decreased to $310,000, a 6.1% drop. However, certain areas like Coral Springs have seen median sold prices rise by 8.2% year-over-year, reaching $595,000.

Inventory has seen a welcome boost, particularly in suburban markets. New construction continues to add supply, especially in Central Florida and parts of the Panhandle, but supply chain slowdowns are still leaving some builders waiting on materials. Active listings in April are up 12% compared to this time last year, giving buyers a bit more breathing room.

Mortgage rates remain a wildcard. As of early April, the average 30-year fixed rate hovers around 6.1%—a touch lower than Q1, but still keeping some would-be buyers on the sidelines. Cash is king in many Florida markets, with investors and relocators from high-tax states continuing to make their presence known.

Notably, demand remains strong in lifestyle-driven segments: waterfront properties, 55+ communities, and lock-and-leave condos near urban cores are moving quickly—especially when priced right and staged with intention.
